# Backyard Office Framing Review Notes

Updated September 9, 2026. Concept only: engineering and permit review pending. Read the accompanying `STRUCTURAL_FEASIBILITY_REVIEW.md` for the complete assessment and source evidence.

September 20 model update: the upper side window is now nominally 48″ × 24″
on the tree-facing LEFT wall, aligned above its lower window. The right wall
retains only its lower window. Schematic opening framing moved with the unit;
no header, load-path or lateral-capacity verification was added.

## What the X-ray now means

- The doubled upper and lower front LVLs have separate conceptual gravity trimmers. Their sizes, bearing, fasteners, stability and reactions are not verified.
- The transparent front side-wall zones identify unresolved lateral-design work. They are not selected proprietary panels, and there is no verified anchor count or footing design.
- Side-window framing no longer passes through the glazing. The upper left-window trimmers introduce concentrated reactions into the lower header that must be checked.
- Rafters now fit inside a 9 in roof envelope. The roof high point and pitch remain fixed; the underside drops 3 in. This is not a completed roof/insulation assembly.
- Only ⅞ in nominal space remains between the upper front header and double top plates. Actual window rough openings, flashing, deflection and roof bearings require coordination.

## Wood-only is still a feasibility question

Tall narrow Simpson wood panels exist, but the evaluated WSWH garage-portal header starts at an 8 ft clear span, unlike this 6 ft opening. No approved midheight panel pocket for the previous lower header was verified; separate gravity posts remove that visual conflict but do not solve lateral resistance ([ICC-ES ESR-2652](https://icc-es.org/wp-content/uploads/report-directory/ESR-2652.pdf), [Simpson installation restrictions](https://www.strongtie.com/products/lateral-systems/strong-wall-shearwalls/high-strength-wood-shearwall/standard-and-balloon)).

The current header and wall datums also fall outside the illustrated height envelope of common CRC prescriptive portals. An engineer must assess the complete wood-wall, diaphragm and foundation system; architectural changes may still be necessary ([2025 CRC PFH figure](https://codes.iccsafe.org/bundles/document/new_document_images/4554/FigR602.10.6.2.jpg), [2025 CRC CS-PF figure](https://codes.iccsafe.org/bundles/document/new_document_images/4554/FigR602.10.6.4.jpg)).

## Upper-deck caution

The physical deck is 68.62 sq ft over a 99 sq ft room. It is not an ordinary compliant mezzanine given the low headroom, but neither the gross footprint nor its name alone establishes its final story classification; sleeping-loft rules have use, sprinkler, area, access and ceiling-height conditions, including exclusion of some low sloped-ceiling areas ([2025 CRC R314–R315](https://codes.iccsafe.org/content/CARC2025P2/chapter-3-building-planning)).

The modeled 88.6° ladder is outside the 70–80° R315 ladder range. Do not treat the deck as approved occupied or children's space until the building official and designer resolve its use, access and guards ([2025 CRC R315.5](https://codes.iccsafe.org/content/CARC2025P2/chapter-3-building-planning)).

## Before building

Obtain the occupancy/permit decision, selected opening schedule, complete structural calculations, connection details, roof/floor envelope design, and site-specific foundation design. The visualization and its geometry tests are not construction documents.
